Home Staging Facts
In 2003 a survey was conducted of the general membership of the international redesign organization, I.R.I.S. (Interior Redesign Industry Specialists) to compile statistics on homes that had been staged prior to their sale. Of the 21 states represented by membership response, these are the average percentages reflected in the survey results.
Speed of Sales:
5% of all staged homes sold the same day
2% of all staged homes sold within 2 days
9% of all staged homes sold within 3-5 days
84% of all staged homes sold within 5-30 days
Dollar of Sales:
The survey posed the question: "How much over the "asking" price have your staged homes sold for?"
39% responded the homes sold for up to $4,999 over asking price.
45% responded the homes sold for $5,000 – $49,999 over the asking price.
16% responded the homes sold for $50,000-$200,000 over the asking price.
Coldwell Banker Realty tracked 2,772 properties, ranging in price from $229,000 (U.S.) to $4.8 million, in eight major U.S. cities. It found that while the average home was on the market for nearly 31 days, the typical staged home sold in just under 14 days. And while the average home sold for a mere 1.6% over the seller's asking price, the staged homes went for a hefty 6.3% more.
5 Reasons you NEED Help Staging Your Home
1. More money from the sale-
U.S. Housing and Urban Development reports that a staged house sells, on average, 17% higher than a non-staged house.
2. Your house will sell faster- Studies show the longer a home is on the market, the less it sells for.
The New York Village Voice reported that the average number of days on the market for a staged house was 13.9 versus 30.9 days for an unstaged house.
3. The Cost of Staging Pays for itself, and then some! Its like getting a faster sale for free!
In a 2003 HomeGain Survey of over 2000 Realtors it was discovered that sellers who spent up to $1000 Staging their home recovered almost 200% of the cost in the sale of their home.
4.Less than 10% of home sellers can objectively stage their home on their own. If you can't view your home as a product, you're already in trouble with the sale.
Letting a professional give you a detailed staging plan for your house is an investment that will pay you back!

2003 HomeGain Survey of 2,000 real estate agents nationwide found that moderately priced home improvements, ranging from $80-2,800, made in preparation for sale actually yield the highest returns when a house is sold. Increases for 2006 are anticipated to be even higher.
NOTE: Home Staging is not a guarantee of sale, or any specific sale amount. While the statistics show that staging your home can dramatically speed the sale and increase the selling price of your home, neither Ms. Woodard nor any designer can guarantee any specific results due to variations in each market situation, and in each home and homeowner.
